Affordable housing in Gurgaon – basic information to understand

    Well, affordable housing schemes are nothing similar to home loans that are given to people by the banks. It is a strategy that started under Pradhan Mantri Awas Yojana – a plan that the government started to give out affordable housing schemes to people who can easily buy a good house for a better living. 

    Though different countries have several definitions for affordable schemes. But on a larger term, it is the same. Affordable housing solves the problems of people who belong to lower-income households.

    Eligibility 

    A family that consists of a husband, wife, and children who are unmarried. If there is an adult and is earning, would be considered as a completely separate household (provided that they do not own a solid house in their name in any part of India). 

    Therefore, a married couple is eligible for an affordable housing scheme. They will be eligible for a single house. 

    Middle-Income groups – clarification 

    The MIG – Middle-Income Groups, are those people whose annual income ranges between Rs. 6 to 12 Lakhs. The Middle-income group is eligible to get a loan of up to Rs 9 Lakhs to 12 Lakhs at subsidiary prices. 

    There will be additional loans that are given at non-subsidized rates. 

    Size of the house 

    For a middle-income group, the unit or the house would measure 90-110 sq m. The price of this house would be Rs. 12 to 50 Lakhs. A middle-income household has to pay an EMI of Rs. 10,000 to 30,000. 

    The size of the house is calculated according to the carpet area, i.e., the area that lies between the walls of the house. 

    Cost of affordable housing schemes 

    According to the Reserve Bank of India, the cost of these affordable housing schemes is marked less than 65 Lakhs around 6 metros. 

    Whereas, in non-metros, the price of these affordable housing is Rs. 50 Lakhs, where one who is eligible can take up a loan of up to Rs. 40 Lakhs. 

    Before 2014, the limit in metros was Rs. 25 Lakhs, whereas, in non-metros, it was Rs. 15 Lakhs. 

    The Reserve Bank of India mentioned that the definition of affordable housing would change taking into consideration the recent inflation. 

    Women preference 

    Under the Pradhan Mantri Awas Yojna or affordable housing scheme, women who are working and single, someone belonging from the backward class of the society like SC/ST or OBC. Moreover, transgenders and differently-abled are given preference. 

    Construction of the house and repurchasing

    The affordable housing scheme supports the construction of the house as well as the repurchasing of the basic structure of the house. Basic infrastructure involves water, toilet, sanitation, road, electricity, sewerage.
